Storage While Selling Your House: A 30 Day Decluttering Plan

Staging is subtraction. Rooms with less furniture photograph bigger, and listing photos are your first showing. Most buyers scroll past a cramped living room shot without ever booking a visit.

Closets matter more than sellers think. Buyers open every closet, and a closet packed to the ceiling reads as "this house lacks storage," even when the real problem is just accumulation.

Then there is the practical side. Everything you move out now is packing you finish early. Sellers who store ahead of listing have half their move done before they accept an offer, which makes closing timelines far less stressful.

Your realtor will likely hand you a depersonalize-and-declutter list anyway. A storage unit is how you follow it without throwing your life in the trash.

Thirty days before photos, start moving room by room. Every item gets one of three labels, and the keep pile splits into "keep here" and "keep in storage."

Week 1: Storage Areas First

Basement, garage, attic, and closets. These fill your unit with easy calls: off-season clothes, holiday decorations, sports equipment, tools you will not need for 90 days. Trash anything broken. Give anything working that you have not touched in a year. Goodwill runs and curb-alert posts happen this week. Week 2: Living Spaces

Pull a third of the furniture from each room. The extra armchair, the second bookcase, the oversized sectional piece. Pack away family photos, collections, and anything on top of the fridge. Keep in storage is the biggest pile this week, and that is the point.

Week 3: Bedrooms and Closets

Closets should end up half full, floors clear. Store off-season wardrobes, extra bedding, and the boxes living under beds. Kids' rooms keep two weeks of toys in rotation; the rest goes to the unit for a season.

Week 4: Kitchen, Bath, and Final Pass

Clear the counters down to three items or fewer. Store small appliances you use monthly rather than daily, the surplus dishes, the pantry overflow. Walk the house with your phone camera: if a shot looks cluttered on screen, it will look cluttered in the listing.

Most sellers staging a three-bedroom house land on a 10x10, which holds the contents of a couple of rooms plus boxes. Smaller homes or lighter declutters fit a 5x10. If you are storing furniture from several rooms plus garage contents, step up to a 10x15 or 10x20. How much should go into storage when selling a house?
